Specialist Disability Accommodation (SDA) in Sydney

Accessible, purpose-designed homes for people with very high support needs, with SIL supports available from the same caring team.

What is SDA?

Specialist Disability Accommodation (SDA) is housing designed for people with extreme functional impairment or very high support needs. SDA homes include features that make daily life safer and easier and let your supports be delivered better and more safely. Examples are wide doorways, accessible kitchens and bathrooms, ceiling hoists, backup power and home automation.

SDA can be a house, apartment, villa, duplex or townhouse. It's usually shared with a small number of other people, and you have your own private bedroom.

SDA homes must be enrolled with the NDIA by a provider registered with the NDIS Quality and Safeguards Commission. Lofty Care Services is a registered NDIS provider approved for Specialist Disability Accommodation.

Frequently asked questions

Who is eligible for SDA?

SDA is for NDIS participants with extreme functional impairment or very high support needs who meet the NDIS SDA funding criteria. The NDIA assesses eligibility and, if SDA is approved, includes it in your plan with a design category, building type and location.

What does SDA funding pay for?

SDA funding pays the SDA provider for the specialist home itself. It doesn't cover personal care or in-home supports such as SIL, and it doesn't cover your rent contribution or day-to-day living costs.

How much rent will I pay in SDA?

You pay a reasonable rent contribution plus your day-to-day living costs. The amount is set out in your service agreement and can't exceed the maximum reasonable rent contribution set by the NDIS. Ask us and we'll explain the costs for your situation.

What's the difference between SDA and SIL?

SDA is the housing; SIL is the support from workers in the home. You can have one without the other, but many participants have both in their plan.

How do I find SDA vacancies?

If you have SDA funding, you can search vacancies with the NDIA's SDA finder or contact providers directly. Call us on 0431 714 119 to ask about current SDA options with Lofty Care Services.

Can my support coordinator or OT make a referral?

Yes. Support coordinators, occupational therapists and hospital teams can use our referral form or call us to discuss a participant's needs.
